HBM II and its brokers provide real estate services through HBM II's trademarked
Home Buyers Scouting Report®, a secure password-protected
Virtual Office Website, and by engaging in the customary and traditional face-to-face
activities of local real estate brokers on behalf of both home sellers and buyers.
HBM II's licensed real estate brokers are REALTORS® and MLS Participants
in each of the markets in which HBM II does business.
In addition to providing traditional real estate services, HBM II's brokers work
cooperatively with certain local non-HBM II agents known as “cooperating agents”
to serve a buyer's various needs through different stages of the home buying process.
When working cooperatively, early in the process, HBM II and its brokers provide
potential home buyers with listing information and other pertinent real estate related
information to help them identify carefully selected MLS-listed homes for potential
purchase. The cooperating agents participate by guiding prospective home buyers
through home tours, preparing purchase agreements and facilitating the closing process.
Like other real estate companies, HBM II has developed business relationships with
a number of mortgage lenders. HBM II helps home buyers address questions about financing
the purchase of a home by facilitating communication between the home buyer and
a "Preferred Lender" whose contact information is displayed on HBM II's website.
While searching for homes using the HBSR®, buyers with questions
about financing the purchase of a home are able to communicate online with the Preferred
Lender, who can help the purchaser learn about interest rates and explore alternative
types of mortgages. The buyer is not under any obligation to obtain financing through
a Preferred Lender.
